GrayCo Property Management Properties Owns More Than 50.000 Units In Eight States

property maintenance technician job description

GrayCo properties manages more that 51,000 units in eight different states. The property manager in multifamily is like a master of all trades. Property managers are responsible for making sure that apartments are maintained in a timely manner. They also have to resolve resident complaints and provide customer service. The job is not as demanding as that of a senior member, but it does require a high level of responsibility.

If the company employs more than 100 people, managing over 50.000 units is no easy task. A solid team of managers, associates and employees will help you manage your apartment complex and let you focus on the apartments for prospective tenants and current residents. Additionally, it is important that you have a strong network for vendors and contractors within your building.

A successful property management operation will require a few key ingredients, all of which must be in place before the first renter moves in. These are a variety of marketing and advertisement materials, as well as an inventory of all units and a budget. It's also a good idea to keep the office humming by instituting a few simple safety measures.

How To

How do I replace a damaged window?

Repairing broken windows is one the most common home improvement jobs. The job involves repairing the damage done to the glass in your home. Repair work in this instance should take no more than 30 minutes. The problem is that you might end up with further damage to your home if the glass pane breaks. This article offers some useful tips to replace a broken window.

First, take the old glasses out of their frames

To remove the old glass, you must first lift out the screws holding the windowpane in place. The lock located at the top middle of the bottom portion of the window frame must be undone. Next, lift the window upwards so it isn’t attached to sill plates (the metal bars below the floor). Use a pry to loosen any remaining screws. Once the panes are removed, clean them thoroughly.

Step 2: Clean the new glasses

To remove dirt and grime from the glass' surface, use a paper towel or dry cloth. A spray bottle filled with water, rubbing alcohol and water can be used to clean debris stuck beneath the glass.

The third step is to reinstall the glass

Then, attach the window panes back into the frames. Begin by pressing down on the outermost pane's lower edge with a screwdriver. Gently push down on the lower edge of the outermost pane with the tip of a screwdriver. Next, move on to the next pane and press it against the frame before attaching it. Continue inserting the panes till the window is complete. You can seal the spaces where the panes meet using a silicone caulk pistol.

Fourth step: Repair the damaged area

To determine if additional repairs are necessary, inspect the area surrounding the hole before installing the glass. In the event that the hole is located near the corner of your window, place two small pieces on either side of it. These wooden blocks will give strength to the window and act as spacers between the glass and the weatherproofing material.

Fifth step: Seal the repaired area

Apply silicone caulking around the edges of the frame after the glass has been replaced. This will create an excellent seal between the glass & the surrounding wallboard. You can purchase silicone caulking at hardware stores or online. Be sure to choose a color that matches the existing paint on the walls.

Allow the caulking time to dry overnight. The caulking should be left to harden completely before you disturb it. If you don't wait long enough, you could cause the caulking to crack when you remove it.
